We conduct thorough inspections at least twice a year (spring and fall), and after any major weather event.

During the inspection, we check for cracks, blisters, seam separation, ponding water, and membrane damage. 

We also look at flashings, penetrations (vents, HVAC units), and roof edges.

• Removing leaves, branches, and debris is critical to prevent clogged drains and water collection. 

• We clear drains, scuppers, and gutters to ensure proper drainage.

• Ponding (standing water) is one of the biggest threats to flat roofs. Water that remains more than 48 hours can degrade materials and lead to leaks.

• When needed, we recommend improvements—such as additional drains or re-sloping—to prevent future pooling.

Flashing around curbs, vents, skylights, and other roof penetrations must be watertight. We inspect and repair flashing regularly.

We also reseal or reinforce seams, joints, and metal terminations to maintain a strong waterproof barrier.

We look for signs of blisters, cracks, or bubbles in the roofing membrane. 

Small punctures or seam failures are patched immediately to stop water infiltration. 

For aging or deteriorating membranes, we can recommend protective or reflective coatings.

Reflective roof coatings help reduce UV damage, slow aging of the membrane, and improve energy efficiency. 

We assess whether applying or reapplying a coating makes sense for your roof type and budget.

• After every inspection and maintenance visit, we provide you with a detailed report: photos, identified issues, and recommended repairs. 

• Keeping a maintenance log helps you track what’s been done and plan for future work.
